Questions for Homebuyers

No. Joining our interest list does not involve a credit pull of any kind. We believe you should be able to understand your options and explore eligibility without anything being added to your credit report. Our process uses only the information you provide, which does not require you to share any confidential information or documentation.
Just the basics, no sensitive documents required at this stage. We ask for:
  • Your total annual household income for all household members
  • Your household size
  • An estimate of your monthly debt obligations
  • The areas of San Diego (or surrounding regions) you are interested in
  • Estimated credit scores for all borrowers and spouses
  • Other program specific questions to determine pre-loan application eligibility.

No tax returns, no bank statements, no Social Security numbers. That level of detail comes later, during a formal lender application.
No. Joining the interest list is informational. It gives you an honest estimate of your likely eligibility based on the information you provide. It is not a formal approval, pre-approval, or commitment of any kind. Final approval is determined by the appropriate lender and/or housing authority, after a complete formal application review.

Think of this as a first honest step, it helps you understand what's realistic before you invest more time.
Most properties on our platform target buyers at 50–100% of the Area Median Income (AMI), though some programs extend to 120% AMI. The specific income limits vary by property, city, and program type.

AMI limits are set by the federal government and adjusted for household size. For example, a household of four has a higher dollar limit than a household of one. The listings on our platform each specify the AMI range they target.

Questions for Builders & Partners

Yes, listing on the MLS is an option. We can also begin by reaching out privately to pre-screened buyers from our interest list before opening to the broader market. This is direct, one-to-one contact with income-qualified buyers who have already expressed interest.
Our interest list intake process is structured around income, household size, estimated debt obligations, and general program guidelines. We collect this information through our intake forms and review it against the requirements of the specific property or program.

Buyers who meet the basic criteria are then referred to the approved lender to start their formal loan application. We do not perform formal underwriting. That responsibility remains with the appropriate lender and/or housing authority.
We are a sales and marketing partner with an extensive background in the affordable housing sector, who can help maximize exposure and maintain a strong sales pace for your property.
We handle inquiries and vet buyers from our exclusive interest list, allowing your sales team to stay focused on market-priced buyers. Once a qualified buyer is identified, we connect them with the approved lender to begin the formal loan application. After securing lender and city pre-approval, we coordinate with your sales team to prepare the purchase agreement, open escrow, and manage all necessary documentation. We continue to support and track the transaction through close of escrow.
